Stamp duty – the basics explained

What is Stamp Duty?
Stamp duty is a general tax imposed upon certain documents and some undocumented acquisitions. This includes title transfers as a result of selling real estate and is paid by the buyer upon their purchase.

Where does the money go?
Stamp duty is added to all State Governments’ respective budgets, and primarily this revenue is to be used for Health, Transport & Roads, Police, Justice & Emergency Services, Education & Training, Human Services, and Environment, Climate Change & Water.

Stamp duty concessions

First Home Buyers
The First Home Buyers scheme in NSW gives a 100% stamp duty exemption for property purchases up to a cost price of $500,000 and $300,000 if vacant land.

Concessions on duty are available on a sliding scale for homes priced between $500,000 and $600,000 and for vacant land priced between $300,000 and $450,000. This scheme provides savings of up to $17,990 for first home buyers.

As with the First Home Owners Grant, eligible applicants must be an Australian citizen or permanent resident and you (and your spouse / partner) must have not previously owned a home in Australia. |

NSW Home Builders Bonus
The NSW Government’s Home Builders Bonus provides full exemption on stamp duty for new homes where the value does not exceed $600,000 and building has not commenced. It also applies to vacant land up to $400,000.

For homes already under construction, stamp duty has been reduced by 25 per cent.
The NSW Home Builders Bonus is available to everyone, including investors, who purchase a new house or apartment. If you’re a first home buyer, you could save up to $29,490 on the cost of building a new home.

First Home Buyers
The NSW Government's Home Builders Bonus provides full exemption on stamp duty for new homes where the value does not exceed $600,000 and building has not commenced. It also applies to vacant land up to $400,000.

If you're a first home buyer, you could save up to $29,490 on the cost of building a new home by using a combination of the Home Builders Bonus and other NSW Government Schemes such as First Home Plus or the First Home Owners Grant Scheme.

For homes already under construction, stamp duty has been reduced by 25 per cent. There is also a specific exemption for eligible seniors purchasing a new home as their principal place of residence.

The NSW Home Builders Bonus is available to everyone, including investors, who purchase a new house or apartment.
