Welcome to the New England Retreat

The New England Retreat is made up of 12 lots including 11 torrens title blocks and a shared neighbourhood property block. Each of the 11 blocks are just like a “ordinary residential” block and are available for you to build a house and or sheds, put a fence around and plant your favourite garden and have chickens or a pony, you may even wish to consider building a second house or cottage as a second income. What you do on the individual blocks is up to the owner of the block, it is not subject to approval of the community however, it is of course all of this is subject to approval by council.

As well as having all the usual freedom’s to use your own block in whichever way you choose, you can also sell your block at anytime.

In relation to the neighbourhood property, this is an additional 1000+ acres that you have shared access too in addition to your own block.

What does this mean? Well, you can ride on it, walk on it, and you're entitled to the proportional income that's derived from that block.

For instance, currently there's 57 head of cattle paying $5 a week or $14,800. Once the individual lots settle the owners would pay any outgoings for the property and then distribute the remaining amounts.

I've put together some costings based on the current and estimated costs of insurance, fencing, road repairs, council land rates, management and contingencies.

When you consider the income of $14,800 and take away these costs $5613.92 that leaves the neighbourhood plan with $9,186.08 positive cash flow.
In fact, everyone receives one-eleventh of the net income, which in this example happens to be $835.09 each. So, that would even go to paying your own rates to the council. So you can pretty well live there for free.

On top of that, because you are Off The Grid, you will have no electricity bills as you will have a solar power unit, if you so desire. Obviously water from the sky, so you'll have your own tank. Also what is very popular these days, is to have a NBN satellite dish on your property internet connection.

So I believe you have the best of both worlds. You have the independence of your own block of land, and you have the extraordinary value of having access to over thousand acres.

Each owner in the neighbourhood will have one vote. It cannot be subdivided again, and all the structures on that community title are owned by the community. That is the wool shed, shearing shed, the cattle yards and building plus the machine shed, all the fencing, including the lane way fencing. Literally hundreds of thousands of dollars are owned by you and the other 10 owners.
